About Etopia

Etopia UK Limited is part of Etopia Group. Founded in 2015, Etopia brings together design, manufacture and delivery to develop practical building systems for the built environment.

A purpose rooted in lived experience

Etopia was founded by Joseph Daniels, whose experience of homelessness during his younger life inspired him to seek a better way to provide homes. His ambition was to help address homelessness through innovation in how buildings are designed and delivered.

Joseph brought together a group of professionals to turn that ambition into a working business, with its original construction method based around the 4Wall building system.

From an idea to the first development

With funding raised through Lord Stanley Fink, Etopia delivered its first development. Further investment from the Reuben Brothers supported the next stage of growth, including taking a stake in Istidama, the manufacturer of 4Wall, and developing a wider range of products for the built environment.

During this period, Etopia principally delivered its own development sites, building practical experience of its systems through completed projects.

Developing a more accessible system

Our investors subsequently took ownership of the 4Wall product. While its performance remained central to our approach, it became clear that 4Wall, as a premium product, was too costly for many markets.

This began a sustained programme of development: taking the performance criteria of 4Wall and creating a more cost-effective system while maintaining our commitment to product quality and the principles on which Etopia was founded.

That journey led to the development and accreditation of EI. SIP, our structurally insulated panel system.

From EI. SIP to Pathway

With the accredited EI. SIP system in place, Etopia developed the Pathway methodology. Pathway provides a complete turnkey housing solution designed for cost-effective delivery on tight and constrained sites, including garage sites and other underused land.

It carries the founding ambition forward: using innovation to make housing delivery more practical and unlock opportunities for new homes.

Etopia today

Etopia is now wholly owned by our investors, RB Capital and Lord Stanley Fink. Our business combines manufacturing in Devon, a head office in London and UK delivery partners.

Etopia continues to innovate and is currently testing a new hybrid building system combining light gauge steel (LGS) and reinforced concrete. The system is being developed for UK and international markets, for our principal investor, RB Capital, to use on its own projects and those of others.
